Who We Are
We act exclusively for private clients acquiring and developing high-value residential and lifestyle property. Working alongside them, we provide discreet, experienced support through acquisition evaluation, project structuring and delivery oversight into residence.
Operating internationally from our UAE base, our role is to ensure decisions are made free from competing commercial incentives, protecting our clients' capital, their time and peace of mind, wherever they are.

How We Work
Engagement is structured around three core stages. Our role may commence at any point, or continue across the full lifecycle of a project. The mandate remains constant: disciplined, independent expertise that protects our clients’ interests.

Acquisition
We identify and rigorously test potential acquisitions, from primary residences to development projects, ensuring alignment with the client’s objectives before capital is committed.

Structuring & Delivery
We establish the brief and commercial framework, assemble and direct the right team, and provide independent oversight of appointment, procurement and programme from first instruction through to handover.

Residence
Supporting clients into residence, we coordinate maintenance, staffing and the ongoing stewardship of the client’s property, protecting their investment through the full period of ownership.
Our Mandate
High-value residential acquisition and development carry structural risk. Misaligned incentives, opaque pricing and diffused accountability are systemic. We bring fifteen years of supply-side experience to that complexity, as the one party in any transaction whose sole interest is the client's.

Foundations
James Bonham brings over fifteen years of senior experience delivering complex, high-value residential projects for private clients across the UK, UAE and beyond, from initial concept through to completion.
Working at principal level within one of the UK’s leading prime and super prime practices, James held direct responsibility for pricing, procurement, supply chain negotiation and client-facing delivery across architecture, interiors and integrated fit-out.
That experience, built entirely on the supply side, is now deployed exclusively in the interests of private clients.
